Western cape - West coastThis unique, thoughtfully designed 56-hectare income producing farm, is a must see for the qualified buyer with a heart for farm life, yet close enough to Cape Town. The property is also close to the beaches of Langebaan and Paternoster, the Port Owen marina and estuary and the commercial centres of Malmesbury and Vredenburg. Surrounded by large commercial farms and accessed by a 400m panhandle, the farm is just off the main road to Malmesbury. The closest town is Hopefield, only 13 km away and boasts one of the most highly rated government schools in the Western Cape. As one approaches the property passing an irrigated, tree lined driveway with post and rail fencing and past the olive grove, one reaches a rather imposing North facing Barnhouse that oozes charm, character, comfort and practicality. One immediately notices the beautiful, long infinity pool in front of the home entrance and lounge, with imported PVC stacking doors for entertaining and those hot summer days. The enormous, motorised roller shutter door at centre of the building leads into a 21m x 12m workshop area where cars, boats, bikes, a gym, and a wall lined with workshop equipment and work benches are kept. A place that will get any man smiling! Once standing on the lawn, the quietness and sense of space, together with the grazing flock of sheep and herd of horses entices you to explore further. Surrounded by lush kikuyu lawn, a lavender garden, open spaces, and views to the mountains that go on forever and gives one a feeling of safety and freedom. The farm is divided into four camps / lands each of roughly 15 ha, and a further 5 ha piece of land is leased from the neighbor in return for a few hay bales each year. Each camp has a 30 sq meter timber shade shelter with galvanized steel roof. Last year the farm carried 15 horses, 80 sheep and 20 cattle were all kept in good condition. The 50 ha of land available for planting is rotated annually, producing oats, lupins, and grazing. The oat crop is planted and mowed by a contractor and baled with the farm's own machinery. The lupins are either harvested and sold or used for animal feed on the farm. The oat bales, sometimes up to 11 000, are sold off the farm to regular buyers, with no advertising required, and around 1200 kept for own use from January to June. Set up with a hay shed that stores 2500 hay bales, a cattle handling facility, a sheep feedlot with sorting facility, a newly built staff cottage, strategic water troughs and fenced with Motto barbed wire and bonnox fencing the farm is ideal for keeping sheep. The newly built 30m x 70m equine arena, lunging ring and post and rail fencing around the house makes one realise this property was really designed for keeping several horses. The present owner keeps a herd of American Quarter horses and a few ponies and uses the strategically located facilities for the training thereof. On one end ofthe Barn House is the feed room and two stables, facing East for the morning sun. The feed room leads into the big workshop / garage area. To the left and right are a tool room and a tack room. Above these stables and tool & tack rooms is a 54 sq meter mezzanine storage area. On the other end is the Barn house, with a wet room for extra storage, muddy boots, the hall stand, wet jackets, an extra fridge or deep freeze etc. Old happy doors lead into an entrance hall area and then onto the kitchen, dining room, two bedrooms, a bathroom, and a solid Oregon staircase. Off the dining room is the bright and airy lounge, overlooking the arena, the olive grove, and the lands. Upstairs is a luxuriously designed and furnished master suite with a spacious lounge area, toilet, and a big, freestanding bath. The farm is supplied by Eskom 3 phase electricity and municipal water. There are also 180 X 5-year-old olive trees variety Frantoio and Mission in production. A 4000 m2 groundwater dam supplies the livestock and the farm all year round. There is also a borehole (salty) delivering 1800 litres per hour and municipal water supply.
