Soil type: Loamy sand. If you are not looking to farm the land commercially, this is the perfect place to downscale and live a tranquil and peaceful life whilst operating the farm as a guest farm. The Cederberg is one of the world’s no.1 tourist attractions due to its raw natural beauty. With its unique rock formations and its abundance of wild flowers in Spring time (Aug-Sept), this is an extremely popular destination for people from all over the world. Set up a visitors center to show/teach people about the production and harvesting of Rooibos tea and offer tours of the farm in order for them to experience it firsthand! The large mountainous area offers endless hiking trails with spectacular views - Visitors will be able to roam freely and explore this stunning place which is covered with a large amount of diverse indigenous vegetation own and unique to the Cederberg. Pictures doesn’t do this place justice! The fresh water fountains situated on the farm literally bubble up from below the earth’s surface and accumulates in natural ponds and dams above ground level. It’s the purest and freshest water you will ever taste and it is drinkable straight from the source – no filtration needed. The fountains is active throughout the year – even during the hot Summer months so water is available in abundance which is a very valuable commodity in this part of the world! The buildings on the farm consist of an old 3x bedroom farm house (built in 1867) from thick clay walls that have been renovated since. The thick walls provide excellent isolation from the outside elements and keeps the house cool during the hot summer months (December - March). There’s also 3x air conditioners fitted throughout the house. The water to the house is supplied by 4x 10 000 liter tanks which is constantly being replenished by one of the nearby fountains but which can also be connected to be fed by the bore hole in case of an emergency. Overall the house is in great shape - only the outside walls, doors & garden needs a little bit of attention. Electricity to the house/farm is tapped from the 25KVA Eskom point (3 phase) that is installed nearby. Note: Rental amount for this power source/availability is R3300 per month. The other outbuilding consists of a large store/’’stoor’’ with a built on office/flatlet. From here you will get cellphone reception which will allow you to make this your base of operations/conduct your business if need be. There is a small laborer cottage situated in the low lying part of the land which can be renovated for accommodating a farm worker or even be turned into a guest cottage. So in total there are only the 3x above mentioned buildings on the land - If you would like to turn this into a guest farm, a number of chalets/cottages would have to be built/erected. Building costs in the area ranges between R13 000 and R15 000 per square meter. Price of the farm is R5 500 000. The seller is not registered for VAT. Note: The seller only owns a 50% share of Farm #126 Duikerfontein. The other 50% belongs to the neighboring farmer.
