Therefore, there is no septic tank system at all on the property. The conservancy tank services the entire property. The water is redistributed into a holding tank for water use in the garden. There is also a water storage tank for municipal water which is also softened and filtered before it is pumped into the house, i.e. the pressure variations and municipal shut off's do not affect the pumping. There is also a pump that pumps water on demand from the municipal holding tank. There are 35 000 litres in 5 x 5000 tanks plus a 10 000 litre tank. The rainwater harvesting system is entirely off the roof and every single drop of water that falls on the roof is harvested into the rain tanks. All this water is supplied to the house through a state of the art filtration and pump system. On the roof are four solar panels which deal with all hot water systems and the hot water system remains off unless there are cloudy days. There is electrical back-up for cloudy/cold days. Entrance to all bedrooms have direct outside access. The bin area for garbage is to the one side together with the wash line and is not seen by any of the neighbours or from any other part of the house. lnside the house are 3 double guest bedrooms with shower and toilet and one bedroom has a full bathroom. All bedrooms have fans, hairdryers, with full bouquet availability. Cupboarding, air conditioning, security gating and all plugs set up for guest accommodation. From a guesthouse perspective is a full laundry which will take two dryers plus a very large washing machine/ sink. Staff toilet and shower in the main house. All access doors into the house and around the house are completely secure and gated with Trellidoor products. All big windows are gated as well. Security around the house - beams around the house, inside alarm and outside alarm. The kitchen is sea facing and includes a hob, electric oven, gas oven with internal gas braai system. Huge amount of cupboarding, glass cupboarding with internal lighting , full scullery area. In the passage area just outside kitchen is a very large linen cupboard. Lounge / Sitting Room is sea facing and consists of 3 very large sitting areas. A TV area fully equipped for a large TV and a large dining area which can take a full table for 15 people. Windows in the front all are retractable {stacking windows and doors} so as to create a veranda effect. Outside the main lounge area doors open out to the front garden area with 1B0o view of the sea with a boma area and outside deck. There are 4 decks around the property all made of Balau. A sunroom area with a deck takes advantage of the afternoon sun. The main bedroom is very large with a seating area, air conditioned, fan, smart TV availability, two areas for desk seating, a very large bathroom, full cupboarding, double basin area, double shower which overlooks seaviews. The fifth bedroom next to the main bedroom is a family room with a large bath plus shower opposite and the guest toilet next to it. At night to create a “safe cell”, the security gates are pulled closed so as to secure that part of the house from the rest of the house. This also applies to the three guest bedrooms. Flat and Office . The flat consists of 2 bedrooms both en suite with toilet, basin and shower .There is a full kitchen and lounge area with access to an enclosed outside veranda. The second en suite bedroom also has a separate entrance. The office has spacious seating for 4 people. There is also a small kitchenette and plenty of cupboard space. The office also has an outside entrance which is fully secured by Trellidor products. Airports - Port Elizabeth/East London “Hillscapes” has access to both Port Elizabeth and East London airports, 150 kms drive either way.
