This farm is ideal for for sustainable living. There is scope for eco-tourism as the farm borders on the Groot River. 1. Description - 2 title deeds Portion 4 of the farm Karee kamma no 228 (178.69 Ha) and Portion7 of farm 228 (31,9087 Ha). Total of 210,6013 Ha. 2. Type of soil / land / veld: - 12 Ha arable land under irrigation, of which 2 ha is under Lucerne, and 8 ha is for oats and/or barley. - 4 Ha dry land for oats during winter months - 10 Ha River land - 152 Ha mountainous karooveld for sheep grazing Camps / fencing and kraal infrastructure: - The farm in most parts is fenced in, with certain portions fairly new fences. - The mountain camp (about 50 ha) situated close to the main house and main kraal area is fenced in with jackal proof. -- Lucerne camps are fenced on the outside with jackal proof, and inside with bonnox. Camps have been designed for intense grazing (drukbeweiding). - All Lucerne camps have individual water troughs - - At the main kraal, close to the main house there is handling facilities such as electronic weighing scale, selection holding pens, and 6 sleeping kraals. In total the kraal area can house 500 sheep. At this area all sick animals are treated, and dosing of sheep takes place. Also, this is where scanning for pregnancies are taking place. - The second kraal area is where ewes are giving birth, and lambs are kept with their mothers until they are three months old. There is also kraals for feeding of slaughter lambs. All kraals have water troughs. 4. Water and irrigation: The farm has 3 boreholes as follow: - Next to main house which delivers about 2500 litre per hour every 4 hours. Water is stored in 3 x 5000 = 15000 litre tanks, and they are under shade netting for protection against the sun. Borehole is 3-phase power with Blacbocs electronics and a timer. This water is used for the household, garden around the house and water for sheep. - In Bosriver a borehole that delivers about 1200 litre per hour. This borehole is used for emergency backup. - Borehole 3, fully equipped with timer, delivers about 1000 litre per hour, and water is stored in water tanks at house, and is used for the vegetable gardens under netting. NOTE: We are in our 6th year of drought, and this farm has not run out of water, and the emergency boreholes are seldom used. Also, there are 4 x 5000 litre = 20 000 litre tanks of rainwater from the roof of the main house which is used for drinking water - Water rights for irrigation is registered with the Department of Water Affairs out of Grootriver and Bosriver. Licence is for irrigation of 12ha Lucerne land. This water is used for the irrigation of the arable land, and also the vegetables under netting. Currently the water is also stored in a 407 kiloliter sink dam, but there is storage holes for up to 200 kilo liter. More storage facilities can be built to store more water There is a large common dam (about 30 million liter water) shared with the neighbor. This dam will fill up during rainy season in the winter, and the fresh water will be utilized during summer time. Water is pumped into a storage dam of 407 000 liter. This water is used for the vegetable gardens, fruit trees and about 3 ha of Lucerne land around it. When this dam is empty, water is pumped pump out of Grootriver, but the pumping distance is greater. - Irrigation takes place from 3 different pumping stations, and pump size varies from 7.5 kw to 3 kw. All grazing camps (Lucerne, oats or barley) are equipped with drag lines and sprayers with each drag line with its own individual valve. Irrigation system is divided into different sections, and each can be operated individually with the opening or closing of a valve. 3. Farming commodities: - Vegetables are grown on small scale under nets, and includes dragon fruit, Asparagus, onions, tomatoes, carrots, beans, peas and pumpkins, depending on the season. - There are a few fruit trees such as fig, apricot, lemon and pomegranate - Sheep are Meatmaster, and currently only a few is kept for own use. Farm can accommodate up to 200 productive ewes 5. Infrastructure: - There is a 4-bedroom house, with 2 bathrooms, lounge, large kitchen, storeroom, study, stoep and washing room. - The cottage consists of 2 rooms, open plan lounge and kitchen and bathroom with shower. - There is a storeroom for tools and seed, and 3 different carports to house tractors, equipment and bales. 5. General: - Farm is sold as a going concern, so no VAT or transfer fees are payable. - Sheep, tools and equipment such as tractor, haymaker, 3 x trailers etc. are included in selling price. - Audited financial statements are available to serious buyers. - There are no land claims on the property.
