farm property for sale in colesberg

Smallholding

An exciting and unique farming enterprise has become available! This fantastic 3,680-hectare farm is the closest downstream farm from the Gariep dam and is located on the Southern banks of the Orange River and boasts two kilometres of picturesque riverfront. The farm's Eastern border is the Southern boundary of the Oviston Nature Reserve (which is situated on the Southern shore of the Gariep Dam). The property has a typical Karoo style single storey homestead. From the covered stoep there are panoramic views of the valley, paddocks and river with dolerite hills in the backdrop. Due to the location in the midst of the region's tourism area there is also a tourism business complex consisting of an office, restaurant with kitchen, 12 guest accommodation units (sleeps 38) and a manager flat. All buildings and guest accommodation are in good condition, although some maintenance is also needed. The homestead area and tourism business complex are complemented by a spacious garden surrounded by trees. There is also a large swimming pool. Water from the 2 boreholes is stored in an elevated high lying reservoir from where it is distributed by gravity feed to the houses, tourism business complex as well as the garden. By operating a bed-and-breakfast as well as renting out the campsites covered with natural indigenous thorn trees, mostly along the banks of the Orange River, an additional income will be assured. On the river bank there is a tented camp site which could be developed for "glamping." This site is also perfect for eco-tourism activities such as river rafting, hiking and fishing. As an add- on to the farming activities, this property is endowed with a large and spectacular variety of natural attractions. In keeping with his personal preference, the owner has cleared a section of river bank on the Orange River which is idyllic as a hospitality destination. A wooden chalet and various canvas tents have been erected with a centrally located communal braai and entertainment area. The topography consists of typical Karoo plains, ridges and valleys covered with natural grasses, shrubs bushes and trees. There are also 2 lower-lying valleys which drain the area after heavy rainfall. The perennial natural springs are diverted into earth dams and are fairly dependable in years of good rains. Furthermore, the farm boasts a 2,02 km Orange River frontage consisting of areas of 3 to 4 metre- deep sandy loam soil. Sufficient fresh water for irrigation purposes is obtained from the perennial Orange River. Take note that this farm lies between the 2 main hydro dams of the Orange River. This means that water will always be released from the Gariep dam (upstream and close by) to fill the downstream Van der Kloof dam. The demand for the production of hydroelectric power will always ensure water security in this area because water will always be flowing past the farm. At present, about 5 hectares of the acreage is utilised for the production of quality luserne under pivot irrigation. Another 3-hectare arable acreage are under flood irrigation. Practically, more areas may be used to expand luserne production. Areas have been scrutinised by soil sample evaluation and identified as being ideal for the production of quality luserne. As the farm is situated on the river banks it has water usage rights available which makes further development of pivoted crops a considerable opportunity. At present, registered irrigation water usage rights of 6 hectares is used. Additional water usage rights are available in the open market to purchase if needed for the undeveloped irrigation areas. What sets this property apart however in terms of irrigation are the numerous natural springs that are situated on it. These little rivulets are diverted into dams and provide ample amounts of "free" water. The fauna and flora are typical of this type of the topography and the natural vegetation makes this property perfect for livestock farming. It is currently being utilised for sheep and cattle farming but would be equally suited for game. The farm does boast naturally occurring wildlife like Kudu, Springbuck, Mountain Reedbuck, Steenbuck and Duiker that roam the area. The roads and tracks on the property are accessible, well maintained and well drained. Except for the river, this is a typical Karoo-like farm with inner-camps, perimeter fencing and 8 windmills supplying water for livestock. The perimeter fencing of the property is jackal proof and the paddocks are normal stock proof, but a section of the property is fully 2,4 m high game fenced. Each camp has a drinking trough for livestock. This breathtaking property offers the best of two worlds: agriculture as well as tourism. It will provide a potential buyer with a dual income opportunity whilst enjoying a lifestyle of tranquillity and peace offered to very few people. Agricultural farms in the area are being regularly complemented with lifestyle, tourist and accommoda
